New Home Construction Phase Inspections
You only need to look at the pre-owned housing market to realize there are gaps in the new home industry. What I am referring to is that I inspect a lot of pre-owned homes; some are only a few years old yet there are items in need of repair and items that were incorrectly installed. These items include roofing, electrical, plumbing, framing, masonry, etc. and the list goes on. The seller is unaware of any problems, the builder is long gone or the one-year warranty has expired. How can this happen if all new houses are inspected right?
Wrong, if you are building inside the city limits, a city inspector will come by spend a very limited amount of time inspecting the electrical, plumbing, mechanical, etc. and move on to another house. These inspectors are going to 20 to 30 houses a day and they simply cannot spend the time it takes to look at everything. If you had your home built outside the city or in an unincorporated subdivision, the news is worse and your home probably never received any inspections.
Building a new home is a complex endeavor. It involves many contractors and sub-contractors groups, each working on different parts and systems of the house. Even for the best builders, it's almost impossible to complete the building process without missing something during the construction phase.
